Canterbury Road Ends Up in Your Curtains

More people search for curtain cleaning around Canterbury than anywhere else we work in Sydney. Not carpet. Not pest. Curtains.

Once you live here it makes sense. Canterbury Road carries traffic all day and all night, and the fine grit that comes off it does not stay outside. It settles on everything, and fabric is what holds it. Curtains are the one thing in the house that never gets washed, sitting right at the window where all of it comes in.

The other reason is the buildings. A lot of the blocks around Canterbury, Campsie and Belmore went up in the 70s and 80s, and they were built with curtain rails rather than blinds. Full length, lined, heavy. Beautiful when they are clean and grey when they are not.

Most people put off doing anything about it because they assume the curtains have to come down, go away for a week, and come back the wrong length. That is not how we do it.

We clean on the rail where the fabric allows it, or take them down and rehang them ourselves the same day. Either way we check the fabric first and tell you honestly which one yours needs.

Curtains, Without Losing Them for a Week

On the rail where the fabric allows it, or down and rehung the same day. We tell you which before we start.

Cleaned on the rail

Most lined and blockout curtains can be cleaned in place using low moisture extraction. No taking anything down, no measuring, no shrinkage, and nothing leaves the house.

Done in a morning and dry by the afternoon. This is what we recommend for anything heavy or full length.

Taken down and rehung

Some fabrics need proper immersion, particularly sheers and anything badly soiled or smoke affected.

We take them down, clean them and rehang them ourselves, usually the same day. You do not get handed a folded pile and a ladder.

Romans, sheers and blinds

Roman blinds, fabric verticals, sheers and voiles. All different fabrics and all treated differently.

Sheers in particular go grey rather than dirty, and a lot of people replace them when a clean would have done.

What it gets rid of

Road grit, traffic film, cooking odour, cigarette smoke, dust mites and the general grey that builds up so slowly nobody notices until the curtain is taken down.

If you are on or near Canterbury Road, twice a year is realistic. Elsewhere, annually.

Here is the part worth knowing before you book anyone. Not every curtain should be wet cleaned. Some linings shrink, some fabrics are dry clean only, and a cheap quote that ignores that is how people end up with curtains 10 centimetres off the floor. We check the fabric and the lining first, and if yours should not be wet cleaned we will say so and do it a different way.

Everything We Can Sort in One Visit

Book one, or line several up for the same morning. One crew, one invoice at the end.

Curtains and Blinds

Cleaned on the rail where the fabric allows, or taken down and rehung the same day. Lined, blockout, sheers, voiles, Roman blinds and fabric verticals. Fabric and lining checked before anything happens, because some of it should never be wet cleaned.

Priced by drop length, fabric and how many.

Upholstery and Couches

Fabric couches, armchairs, dining chairs and mattresses. IICRC certified hot water extraction with the fabric identified first, because some upholstery marks permanently if it gets wet.

Priced by item and fabric, confirmed before we start.

Carpet and Rugs

Hot water extraction rather than dry powder, pulling grit out from the base of the pile instead of skimming the top. Wool, synthetic and handmade rugs. Pet odour treated at the underlay. Dry and walkable in 2 to 4 hours.

Priced by rooms and fabric.

Pest Control

Cockroaches, ants, spiders, silverfish and rodents. Low odour products made for older walk-up blocks with shared walls and shared plumbing. Where the problem belongs to the building rather than your unit we will tell you and deal with the strata instead.

Priced on the pest and the property. 3 month warranty on general treatments.

End of Lease

Full REINSW checklist with carpet steam and a dated before-and-after photo report emailed to you and your agent. Curtains can be done in the same visit, and they are the thing agents notice.

Priced on property size and condition. Fixed figure in writing first.

Regular Home Cleaning

Weekly, fortnightly or monthly for houses, townhouses and units. Same cleaner each visit, access sorted once at the start so nobody has to be home. Pause it, move it or stop whenever.

Priced on bedrooms, bathrooms and frequency.

Why One Unit Never Stays Treated

Licensed NSW technicians, low odour products, 3 month warranty on general treatments.

What is actually happening

In a 70s or 80s walk-up, the units share wall cavities, plumbing stacks and sometimes a garbage chute. Cockroaches and rodents move through all three.

Treat one kitchen and they come back from next door within weeks. It is not that the treatment failed, it is that the treatment was aimed at the wrong place.

What we do instead

We look at where they are travelling from before we spray anything. Sometimes that means your kitchen, often it means the bin room, the riser or the unit below.

If the answer is the building, we will tell you, and we can raise it with the strata or the agent on your behalf.

What it costs each owner

A building-wide program with bait stations in the bin room and common areas usually works out cheaper per unit than everyone treating separately, forever.

We provide treatment records and documentation for the strata minutes so the committee has something to work with.

If you rent, this is worth knowing. Where a pest problem came with the property, it is usually the landlord’s responsibility, and in a unit block it is frequently the strata’s. Tell us the situation when you get in touch and we will give you an honest answer about who should be paying. If it is the agent or the owners corporation, we can invoice them directly rather than you.

Who’s Paying? We’ve Probably Billed Them Before.

Most cleaners take cash from households and stop there. We are set up for the rest.

Out of your own pocket — Written figure first, invoice after. Card, EFT or transfer. Nothing locked in, no exit fee.

Landlord, agent or strata — Invoiced on standard terms with photo reports and treatment records attached. Where the problem belongs to the building, we bill the building.

On an NDIS plan — Registered provider. Straight to your plan manager, or a clear receipt if you self-manage. Direct line 02 8862 2440, no menu.

Home Care Package or CHSP — Billed to your provider at the agreed rate. The family fills in nothing and sees no invoice.

Insurer or workers comp — iCare, EML, Allianz, GIO, QBE and CTP invoiced directly against approved hours. Case managers and OTs welcome on 02 8862 2440.

Frequently Asked Questions about Cleaning and Pest Control in Canterbury

Do my curtains have to come down?

Usually not. Most lined and blockout curtains can be cleaned in place on the rail using low moisture extraction, which is dry by the afternoon and means nothing leaves your house. Sheers and anything badly soiled or smoke affected generally need proper immersion, so those come down. Either way we check the fabric and the lining first and tell you which one yours needs before we start.

I rent. Do I have to pay for the pest treatment myself?

Often not. If the problem came with the property, it is usually the landlord’s responsibility, and in a unit block it is frequently the strata’s because cockroaches and rodents travel through shared walls, pipes and bin rooms. Tell us the situation when you call and we will give you a straight answer about who should be paying. If it is the agent or the strata, we can invoice them directly instead of you.

What does it cost?

We quote every job rather than running a price list. Cleaning comes down to bedrooms, bathrooms, storeys and how often. Pest depends on which pest, what kind of property, and whether it needs a follow up. NDIS work is charged at the current ruling rate per hour and never more. Tell us what you are dealing with and you will have a written figure back within 2 business hours.

Do you speak any languages other than English?

Some. Between our field team we have Arabic, Hindi, Urdu, Persian, Spanish, Italian, Sinhalese, Tagalog, Indonesian, Korean, Portuguese and Maori. Arabic is the one we are asked for most around Bankstown and we have it covered. We do not currently have a Vietnamese, Mandarin, Cantonese or Greek speaker, and we would rather tell you that now than on the day.

Can you do the curtains as part of a bond clean?

Yes, and you should. Curtains are one of the first things an agent looks at and one of the last things tenants think about. Done in the same visit as the carpet steam it costs a fraction of booking it separately, and it all appears on one invoice and one photo report.

Why do curtains get so dirty around here?

Canterbury Road, mostly. Traffic grit is fine enough to travel and it settles on whatever is nearest the window. Fabric holds it, hard surfaces do not, so the curtains take the lot. It builds up so gradually that most people only notice when they finally take one down. If you are on or near a main road, twice a year is realistic. Further back, once a year is usually enough.

Will they shrink?

Not if the right method is used, which is exactly why we check first. Some linings shrink in water and some fabrics are dry clean only. A quote that ignores that is how people end up with curtains sitting 10 centimetres off the floor. If yours should not be wet cleaned, we will tell you and do it a different way rather than take the booking and hope.

My unit keeps getting cockroaches even after treatment. Why?

Because in an older walk-up the building is usually the problem rather than your kitchen. They travel through wall cavities, plumbing stacks and garbage chutes, so treating one unit just moves the timeline, not the outcome. We look at where they are coming from before we treat, and if the answer is the building we will say so and raise it with the strata. A building-wide program costs each owner far less than everyone paying separately every few months.

Do I have to be home?

No. We arrange access at the first visit, whether that is a key safe, a building concierge or a neighbour. Once it is set up you do not need to be there again.

Is there a lock-in contract?

No. Weekly, fortnightly, monthly or one off. Pause it, move it or stop it whenever you need. No exit fee.

Can you do the carpets and the pest treatment in the same visit?

Yes, and it is cheaper that way. One team, one visit, one invoice. Tell us both when you get the quote.

How long does carpet take to dry?

2 to 4 hours and safe to walk on. We use hot water extraction with proper suction rather than leaving it soaked, which matters in a unit where there is nowhere else to sit while it dries.
